- Dredging & Reclamation:
- Excavation of the marine area to a depth of 2.5m NSD, totaling approximately 42,590m3.
- Reclamation of landmass through the filling of approximately 31,856m3, incorporating dredged material to shape the lagoon area.
- Construction of two protection bunds into the ocean, fortified with approximately 3,460m3 of approved rock material sourced from the local Askar quarry.
- Creation of a pristine beach spanning approximately 8,245m3 between the protection bunds.
- Development of a new island in the ocean’s northwestern expanse, utilizing approximately 1,648m3 of fill material to sculpt its contours.
- Land Preparation:
- Removal of unsuitable fill material overlaying areas designated for development, totaling approximately 7,689m3.
- Disposal of unsuitable material from the Villa cluster area to designated municipal spoil areas in Askar.
- Backfilling of villa cluster areas with class IV fill material, amounting to approximately 46,900m3.
- Infrastructure Enhancements:
- Installation of a new 700mm diameter, glass reinforced plastic stormwater drainage outfall line spanning 634m, inclusive of 10 manholes and 1 outfall structure.
- Removal of the old stormwater line, measuring 358m, and demolition of 4 existing manholes.
- Construction of Mock-Up Villa:
- Construction of a concrete and block work shell and core for a 90m2 villa, showcasing the architectural elegance and structural integrity envisioned for the resort’s residential offerings.
